Hebron 2026 Revaluation

Hebron is directed to conduct and implement the State mandated, town wide revaluation for the October 1, 2026 Grand List.  The town has contracted with eQuality Valuation Services from Waterbury CT to assist in the process.  This revaluation will require all properties to have a full review, and inspections will be conducted on properties as needed. Not all properties will undergo a physical inspection. Data mailers have been sent to all improved properties and list details such as style of house, room count, and special features.  The participation of property owners is critical in this phase of the process, and we hope to receive a large percentage of returns to ensure data is correct and accurate values can be applied to all properties.  If you have any questions regarding the process of the revaluation you can contact the Assessor’s office during Town Hall hours at 860-228-5971 ext. 126.

Please read the data mailers thoroughly and complete them as directed. This data review is a critical part of the revaluation process. The purpose of a revaluation is to provide equity in valuation based on current market trends and income variables and to provide a fair market value within a municipality as of a specific assessment date. Values are developed using the three accepted appraisal approaches (Market, Cost and Income approach) and reflect real-world market behavior. 

Because all properties are not identical, changes to property value will not be identical. Any changes will reflect real market behavior, and not all properties will change (increase, decrease) at the same rate; some properties may not change at all. Property owners will receive the reassessment notices in November 2026 with an opportunity to participate in informal hearings to follow. It is important not only to verify the property data but to verify the mailing address as well. It is the responsibility of the property owner to maintain a current address with the Assessor’s office so that correspondence such as reassessment notices are mailed to the appropriate address. Below is a timeline of the anticipated revaluation schedule.

In May 2026, Hebron has commenced with the next phase of revaluation by taking updated photos of all properties. Information on data collectors is posted below. Each data collector will have eQuality identification, magnet decals on their car, and a letter of introduction. Police and management in town also have been provided their information. Inspections are not being performed at this time. Your cooperation is appreciated and any questions can be directed to the Assessor’s office
